Older buildings, different problems
This part of the county has a lot of older building stock, and older buildings fail differently. Roof geometry tends to be more complicated: more valleys, more dormers, more places where two planes meet and a previous repair has been made with sealant instead of flashing.
Sealant is the tell. Where a valley or a chimney has been caulked rather than flashed, it will hold for a season or two and then fail in the same place. On an inspection those are the details we photograph first.
Complicated roofs also mean an accurate quote requires a proper look at the roof itself. A measurement from aerial imagery misses the details that make the difference.
Storm work
An EF0 tornado touched down in East Cocalico Township on 5 May 2025 with winds of 80 to 85 miles per hour and damaged siding on several properties. Siding damage after a wind event is easy to overlook because it usually reads as cosmetic until water gets behind a cracked panel.
